Is Epoxy Flooring Worth It? Pros and Cons From an Installer

See more: Solid color epoxy ›For most garages, yes. A flake epoxy floor at $6.50–$10 per sq ft stops dust, stops oil stains, cleans with a mop and makes the room usable as a gym or shop. It is not worth it if the slab has an active moisture problem you will not fix, or if you plan to tear the garage out soon.
The pros
- No more concrete dust. Bare concrete sheds fine dust that ends up on everything.
- Oil and fluids wipe up. A sealed floor does not soak them in.
- Brighter room. A light flake floor reflects a lot of light.
- Hides imperfections. Flake hides patched cracks and small stains.
- Fast. Flake goes in in one day.
The cons
- Cost. $2,600 minimum. A DIY kit is cheaper up front.
- Slippery if done wrong. A smooth high-gloss floor with no texture is slippery wet. Flake or added grit fixes that.
- Moisture matters. A damp slab needs a vapor barrier coat, which adds cost.
- It is a coating. Heavy dropped objects can chip it; chips can be repaired.
Where it makes the most sense
Garages you actually use, home gyms, workshops, laundry rooms, and commercial spaces where cleaning time costs money.
Where we would steer you elsewhere
Living spaces where you want warmth underfoot, or slabs with heaving or structural problems that need concrete work first.
Frequently Asked Questions
Does an epoxy garage floor add home value?
It makes the garage show better and buyers notice it, but we do not quote a resale percentage. Think of it as a floor you use, not an investment.
Is epoxy flooring slippery?
A flake floor has texture. For wet areas we add grit to the topcoat. A smooth high-gloss solid floor with no grit can be slippery when wet.
Is epoxy bad for a garage?
No, as long as the slab is ground, moisture is checked and the topcoat is polyaspartic.
