Santa Monica is a coastal city of five main ZIP codes, 90401 to 90405, and anything about permits or building rules is answered by the City of Santa Monica, not by a coating contractor. What we take care of is the concrete itself: grinding it, repairing it, coating it and sealing it so the floor keeps its grip on the slab.

The sections below cover who we are, what the local housing stock means for a floor coating, how the weather decides the schedule, the full price table and the questions people ask most.

Our shop on Stanford Street

A Pico neighborhood shop that coats floors across the Westside

Santa Monica Epoxy Flooring works out of a shop at 1653 Stanford St #1, in the Pico neighborhood, and the crews head from there to garages, patios, driveways and storefronts in the city and the neighborhoods around it. The shop is open Monday to Thursday from 8 am to 5 pm and Friday from 8 am to 2 pm, and it is closed on weekends.

Most calls begin with a garage, because a garage slab is the hardest-working piece of concrete most people own. The same crews also coat patios, driveways, pool decks, entryways and commercial floors, so one phone number covers every slab on the property.

Every floor follows one method: diamond grinding to the bonding profile the coating maker requires, a slab test for moisture, a basecoat chosen for what the test shows, the decorative layer, and a UV-stable polyaspartic topcoat. The result is an epoxy garage floor Santa Monica households can drive on every day without edge lifting or hot-tire pickup.

The work carries a limited lifetime adhesion warranty. In plain words, it covers adhesion of the coating to the prepared slab, the written terms come with your estimate, and it does not cover damage from impact, chemicals or concrete movement.

How the city is built

Rented flats, older slabs and a minority of detached garages

Santa Monica is a dense city of about 93,000 people, and its housing mix shapes who needs a floor coating and who has to approve one. American Community Survey figures show that 74.6% of occupied homes are rented, that 63.7% of units sit in buildings of five or more homes, and that only 20.7% are detached houses.

That makes the shared or attached garage the most common job to plan for, and it changes the first conversation. A tenant should ask the landlord, a condo owner should ask the association, and a property manager can approve several stalls at once. Our estimates are written so they can be forwarded to whoever signs off.

Age matters as well. The median home here was built in 1968 and 37.8% of units went up before 1960, so many slabs carry decades of oil stains, old paint, patched cracks or a previous coating. Grinding takes off what can come off, repair material fills what cannot, and the slab test tells us when a moisture-barrier epoxy basecoat is needed in place of a faster build.

Detached houses in Ocean Park, Sunset Park and the streets north of Montana Avenue are the other group of customers. Owners there often ask about metallic epoxy flooring for a finished garage or solid color epoxy for a home gym.

Choose your finish

Eight pages, one for every kind of floor we install

Each system has its own page with photos, prices and questions answered. Start with the one that matches the surface you want coated, and use the color chart to narrow shades before the estimate.

Polyaspartic is a fast-curing, UV-stable coating chemistry related to polyurea, and it is the topcoat that goes over most of our floors because it holds color in sunlight. Anyone who searched for polyurea garage floors is looking for that layer, applied over an epoxy basecoat that bonds to the ground concrete.

Searches for concrete resurfacing in Santa Monica usually end with a coating rather than a new pour. We grind, repair and coat the slab you already have, which keeps the job to days. Concrete coatings of this kind also cover a garage floor coating job on a shared stall, where the same steps apply at a smaller scale.

Shops, studios, gyms and showrooms are quoted after a free visit, because size, traffic and downtime change the build.

Coastal weather

Sun, fog and the dew point that sets the schedule

Santa Monica has a mild coastal climate, with average highs near 62 degrees in January and about 70 in August, roughly 12 inches of rain in a year and about 310 sunny days. That is gentle on a coating, yet the mornings known locally as May Gray and June Gloom put moisture in the air, and coating makers limit humidity and require the slab to sit above the dew point at application.

So we plan around the weather instead of fighting it. A foggy-morning start can be moved, ventilation is kept up, and slab temperature is read against the dew point before a basecoat goes down. Blushing, pinholes and weak grip are far cheaper to avoid than to repair.

Sun and slab dampness pull the flake build in opposite directions. A garage that gets afternoon light through the door suits a pigmented polyaspartic basecoat, which resists UV, while a slab that tests damp gets a pigmented moisture-barrier epoxy basecoat first. The choice comes from the test, not from habit, and it is the main reason flake prices run across a range instead of one figure.

Open slabs take the most direct light of all. A patio coating, driveway coating or pool deck coating with a UV-stable topcoat and a textured finish is described on the polyaspartic floor coatings page.

The flake process

How a flake floor goes in, from slab test to topcoat

Flake is the system most garage owners choose, and it follows these eight steps. Metallic, solid color and quartz each run on a separate timetable.

  1. Measure and test We measure the floor, note cracks and old coatings, and test the slab with a calcium chloride kit or an in-slab humidity probe.
  2. Grind A diamond grinder with dust extraction scratches the concrete to the bonding profile the coating maker specifies and strips what is loose.
  3. Repair Cracks, pits and broken edges are filled and ground flush so they do not show through the finished floor.
  4. Detail and clean Edges are cut in and the slab is vacuumed until no dust remains to weaken the bond.
  5. Basecoat Pigmented moisture-barrier epoxy goes down when the test calls for protection, and pigmented polyaspartic goes down when sun resistance matters more.
  6. Broadcast Flake is thrown into the wet basecoat until it fully rejects, so no basecoat color shows through.
  7. Scrape and vacuum Loose flake is scraped and vacuumed off, leaving an even, textured surface ready to seal.
  8. Topcoat A UV-stable polyaspartic topcoat locks the flake in, and we tell you when to walk and drive on it based on the products used.
Before you book

Permits, landlords and association rules

The City's Permit Services Center at 1685 Main Street, open 8 am to 3 pm Monday to Thursday, handles building permits. The City pages we read do not say whether a surface floor coating needs one, so we do not guess at a rule. If you want certainty, ask the Center before the job and we will fit the schedule to the answer.

Rented and shared garages come with a second gate. Written permission from the landlord, building manager or association should be in hand before a date is set, and we can supply a scope of work and a product list for them to read.

Parking is the other detail to settle early. The floor has to stay clear until the cure window passes, and our cure time guide explains what happens when a coating is driven on too soon.

Epoxy garage floor Santa Monica questions on cost, lifespan and downsides

How much does an epoxy garage floor Santa Monica homeowners order cost for a 20x20 garage?

A 20x20 garage is 400 sq ft, and a flake epoxy floor that size costs $2,600-$4,000. Solid color runs $3,800-$4,600, quartz $3,600-$6,600 and metallic $5,000-$7,400. Every project starts at $2,600, and the slab test, repairs and chosen build decide where in the range yours lands.

What is the downside of epoxy flooring?

The main downsides are moisture, slipperiness and wear from poor prep. Concrete that pushes vapor can lift a coating, so we test the slab first. A smooth finish can be slick when wet, so we add flake or an aluminum-oxide grit. Skipping the grind is what makes floors peel.

How long does epoxy flooring last?

A well-prepared epoxy floor with a polyaspartic topcoat gives many years of daily parking, and what ends it early is poor prep or trapped moisture rather than age. Traffic and sun change the answer, which is why our limited lifetime adhesion warranty covers the bond to the slab, not surface wear.

Is an epoxy garage floor worth it?

Yes for most garages, because the coating seals bare concrete that otherwise stains, dusts and soaks up oil. It makes cleanup a mop job and gives the room a finished look. It is less worthwhile on a slab with an active moisture problem nobody will fix, so we test before quoting.

Can mold grow under an epoxy floor?

Mold needs moisture, and it can grow under a coating only when water keeps reaching the slab from below or from a leak. That is why we test the slab before choosing a basecoat, use a moisture-barrier epoxy when the test calls for it, and tell you if a leak must be fixed first.

Is epoxy flooring waterproof?

A cured epoxy or polyaspartic coat is not porous, so spills and wash water sit on top instead of soaking in. It does not make the slab itself waterproof, because vapor can still rise from below unless a moisture-barrier basecoat has been used. The slab test tells us which case you have.

Is it okay to pressure wash an epoxy garage floor?

A gentle rinse is fine, but a hard pressure washer is not the best tool. Sweep, mop with warm water and a neutral cleaner, and use a garden hose for the rest. High pressure aimed at an edge or a damaged spot can lift the coating, so keep a wide fan and some distance.

Polyurea or epoxy: which is better for a Santa Monica garage floor?

The strongest garage floors use both: an epoxy or polyaspartic basecoat that bonds to ground concrete and a UV-stable polyaspartic topcoat. Polyaspartic is a type of polyurea that cures fast and resists sun yellowing, while epoxy bonds well and controls moisture. Flake and metallic floors combine them.

Does epoxy flooring in Santa Monica need a permit?

We could not find a City of Santa Monica page saying a surface floor coating needs a building permit, so we do not state a rule. The Permit Services Center at 1685 Main Street can confirm for your address, and condo or rental garages also need written approval from the owner or association.

Can I coat a garage I rent or share in a condo building?

Yes, with written approval from the owner, manager or association. Because 74.6% of occupied homes here are rented, many garages are shared or attached, so we price the stalls you are allowed to coat and provide a scope of work for the person who signs off.
